Mortgage Expert Services
Mortgage Witness provides focused mortgage-banking consultation and loan-file analysis for attorneys, lenders, investors, consultants and other organizations that need an experienced originator’s perspective on how a mortgage transaction was structured, documented, reviewed and brought to closing.
Jason Aiello has worked in mortgage banking since 2001, including direct production, producing management, branch leadership, loan-file review, pricing, processing oversight, loan-officer training and supervision, and regular interaction with underwriting and secondary-market teams. The engagement is defined around the actual facts, documents, lending context and questions presented.
Core services
Mortgage banking expert witness and consulting support
Independent analysis for matters involving residential mortgage origination, lending practices, qualification, transaction structure, supervision, disclosures, underwriting interaction and closing. Work may be consulting or expert-witness support depending on the agreed scope.
Mortgage loan origination and lending-practices review
Review of the origination process, borrower qualification, product and structure decisions, income and asset documentation, pricing and rate-lock issues, and how the loan progressed from application through funding.
Loan-officer supervision and mortgage operations
Analysis of training, supervision, branch practices, file review, processing coordination, escalation and interaction among originators, processors, underwriting and management.
Mortgage loan-file review
Transaction-level review of the documents, data points and decisions that matter to a mortgage file, with the scope tailored to the issue rather than applying a generic checklist.
Mortgage QC, due diligence and repurchase review
Defined project or overflow support involving new-origination review, quality-control analysis, documentation and guideline issues, defect review, and repurchase or loan-deficiency questions.
Mortgage closing, title and vesting review
Review from the lender and originator perspective of title conditions, vesting, ownership and entity structures, liens, payoffs, closing requirements and how those issues affected the lending transaction.
How an engagement begins
Start with a brief, nonconfidential description of the matter, jurisdiction, timing and the mortgage issues involved. Conflict clearance and scope come before substantive review. Sensitive borrower or case records should be exchanged only through an agreed secure channel.

Mortgage Witness provides independent mortgage-banking analysis within the agreed scope. Jason Aiello does not hold himself out as an attorney, licensed appraiser or title professional, and appraisal/title issues are addressed from the lender and originator perspective.
