Mortgage Loan Origination & Lending Practices

Mortgage origination is a sequence of decisions, documents and handoffs. A useful review looks at that sequence as a working mortgage professional would: what the originator knew, how the borrower and transaction were presented, how the file changed, what conditions were imposed, and what ultimately reached closing.

Jason Aiello’s mortgage career began in 2001 and includes thousands of loan transactions across major banks, mortgage banks and independent lending environments.

Origination issues that can be analyzed

Why the timeline matters

A mortgage file should not be viewed only as a stack of final documents. The chronology can matter: when information entered the file, whether it changed, who responded, what conditions followed and how the transaction was ultimately structured. An origination-focused review reconstructs that process before drawing conclusions.

Applicable lending context

The relevant framework can vary by loan type, lender, investor, time period and facts. A review should distinguish actual guideline or lender requirements from assumptions about what “normally” happens. The assignment can therefore include identifying the governing mortgage context and separating it from legal questions reserved for counsel.

Private and business-purpose lending

Where a matter involves private, investor or business-purpose lending, the review is scoped to Jason’s actual lending experience and the transaction documents. No unsupported legal or regulatory opinion is substituted for mortgage-practice analysis.
