Mortgage Expert FAQ
When should counsel consider a mortgage-banking expert?
When a matter turns on how a mortgage was originated, structured, documented, supervised, reviewed or closed, a mortgage-banking professional can help explain the lending process and evaluate the file within the agreed scope.
Does Mortgage Witness work for plaintiffs or defendants?
Yes. The analysis is independent of the retaining side and is based on the agreed questions, available record and relevant lending context, subject to conflict clearance.
What documents are usually needed?
It depends on the issue. Common materials include the loan application, income and asset documents, credit information, disclosures, underwriting findings and conditions, appraisal materials, title and closing documents, pricing or rate-lock records, relevant communications and the final loan package.
Can Jason review appraisal issues?
Yes, from the lender and originator perspective—how appraisal or collateral information entered the mortgage decision and affected the file. He does not present himself as a licensed appraiser and does not substitute a valuation opinion for one.
Can Jason review title, vesting and closing issues?
Yes, from the mortgage lender/originator perspective, including title conditions, ownership and entity structures, liens, payoffs, documentation and closing requirements. He does not present himself as an attorney or title professional.
Does the practice cover mortgage servicing?
The core practice is mortgage origination, lending practices, supervision, loan-file review and closing. Pure servicing matters outside that documented experience are not accepted merely because they involve a mortgage.
Can Mortgage Witness perform loan-file review or QC project work outside litigation?
Potentially. Defined new-origination, QC, due-diligence, defect or repurchase-review projects can be considered when they fit Jason’s experience and the parties agree on scope, security requirements, deliverables and any applicable restrictions.
Is an introductory inquiry an engagement?
No. An engagement exists only after conflicts, scope and terms have been addressed. The public inquiry form should contain only a brief, nonconfidential overview.
Is a CV or fee schedule available?
Yes. Current materials are available upon request after an initial inquiry.
